Development consultancy
We are your strategic development consultant: we identify key project objectives, compile an appropriate management strategy and define measures to mitigate project risks. We manage the technical implementation, commercial performance and design quality throughout all project phases until final completion.
Occupier consultancy
We ensure certainty for the occupier: with functional space and strategic planning, and elaborate technical requirement profiles in the case of new-build properties, or classical use profiling in the case of existing properties. We examine the economic feasibility of development projects by conducting scenario analyses to ensure compatibility with occupier requirements.

We adopt a holistic approach in our assessment and understanding of properties. Revitalisation of BayWa company HQ, Munich
Starting point
The company headquarters of BayWa AG, a globally active agricultural business located in Arabellapark in the Bogenhausen district of Munich, was originally constructed in the 1970s. In 2012, BayWa AG decided to extensively revitalise the building to the latest technical standards. In consultation with the City of Munich, it also intended to identify and utilise any on-site development reserve under planning law. The objective was to construct three additional floors on the top of the high-rise building to create a further ca. 8,000 sq m of gross floor area. The project was conducted as a joint venture between BayWa AG and Competo Capital Partners GmbH.

BOHNZIRLEWAGEN was instructed as the developer’s representative in the joint venture. The initial activities included determining and coordinating the clients’ project objectives and defining project management strategies.

Mizal
Düsseldorf

The Mizal office building, under construction in Düsseldorf, fulfils the most discerning requirements in terms of flexibility and innovation. The building offers a gross floor area of around 40,000 sq m and is fully let. Since mid-2019, BOHNZIRLEWAGEN has supported the project with services as the developer’s representative and subsequently assumed the role of tenant coordinator. The building is being developed by CODIC Development together with several general contractors as a shell and core property. The fit-out of the lettable areas will be carried out by the tenant. The building benefits include panoramic lifts with views towards the city centre, and landscaped roof terraces for use as recreational space by the tenant.
