Revitalisation of BayWa company HQ, Munich

The company headquarters of BayWa AG, a globally active agricultural business located in Arabellapark in the Bogenhausen district of Munich, was originally constructed in the 1970s. In 2012, BayWa AG decided to extensively revitalise the building to the latest technical standards. In consultation with the City of Munich, it also intended to identify and utilise any on-site development reserve under planning law. The objective was to construct three additional floors on the top of the high-rise building to create a further ca. 8,000 sq m of gross floor area. The project was conducted as a joint venture between BayWa AG and Competo Capital Partners GmbH.

BOHNZIRLEWAGEN was instructed as the developer’s representative in the joint venture. The initial activities included determining and coordinating the clients’ project objectives and defining project management strategies.

This was followed by the organisation of the tendering process and instruction of the entire planning team and project management by BOHNZIRLEWAGEN. Simultaneously, BOHNZIRLEWAGEN drew up the initial drafts of the project timetable and the budget. This indicated that the clients’ preliminary proposals were inconsistent with the planning and construction programme. The solution involved preparing adjustments to the timetable and budgetary objectives by BOHNZIRLEWAGEN for agreement with the relevant committee.
After an arduous, and in some cases highly complex process over a three-year period to create the relevant building law status, it was possible to secure a significant improvement in the planning law framework. Notwithstanding the delay to the final planning decisions, it was possible to commence with the demolition works and refurbishment of the existing building on the basis of partial planning consents. BOHNZIRLEWAGEN acted as the clients’ central point of contact for all project participants over the course of the project. The collaboration amongst the project team was characterised by open and clear communication, a high degree of trust and strong teamwork. Furthermore, BOHNZIRLEWAGEN assumed the superordinate coordination and organisation of the complex planning and construction processes, and in the event of divergences from project objectives, implemented appropriate corrective measures in coordination with the clients and project participants.
The result was that the building was completed on budget and on time, and handed over to the occupier to the full satisfaction of the clients. Even today, and specifically for the City of Munich, the building is still a top reference property for the treatment of an existing property, winning numerous prizes and commendations for its sustainability and contemporary working environment.

The Mizal office building, under construction in Düsseldorf, fulfils the most discerning requirements in terms of flexibility and innovation. The building offers a gross floor area of around 40,000 sq m and is fully let. Since mid-2019, BOHNZIRLEWAGEN has supported the project with services as the developer’s representative and subsequently assumed the role of tenant coordinator. The building is being developed by CODIC Development together with several general contractors as a shell and core property. The fit-out of the lettable areas will be carried out by the tenant. The building benefits include panoramic lifts with views towards the city centre, and landscaped roof terraces for use as recreational space by the tenant.
