The KISS project by Munich-based developer neuplan impressed the jury twice at the prestigious 2024 German Design Council ICONIC AWARDS, winning in both the “Innovative Architecture” and “Innovative Material” categories.
“The spaces we develop should meet the requirements of people and the modern city and of nature and the environment in equal measure. To achieve this, we use natural building materials, ensure economical air flow, integrate renewable energies, incorporate lots of greenery and create a meaningful bond with the urban fabric.”
The multi-award-winning KISS project is characterised by its timber-hybrid construction which saves more than half the carbon emissions of conventional construction methods. The electricity produced by the photovoltaic façade covers around 98% of the general electricity (heating, cooling, lighting, etc.), assuming office use. At the same time, KISS offers modern working environments for its tenants: rooms with high ceilings, fitted with large windows that open and cooling sails, and flexible floor plates. With KISS, neuplan’s project is one of the first EU taxonomy-compliant development projects in Germany.
Bernd Sacher & Philipp SchröderChange and renewal lie at the heart of the urban environment. New buildings should be carbon-neutral and as energy sufficient as possible. We find solutions. We drive developments forward. By working with the team at BOHNZIRLEWAGEN, our hands are firmly on the tiller of this urban construction vision and we are assured of the highest quality of construction and ESG expertise. Our collaborations are constructive and solution-orientated from the very outset.
Jost Hurler Beteiligungs- und Verwaltungs GmbH & Co. KG plans to restructure the HUMA SHOPPINGWELT shopping centre in the centre of St Augustin near Bonn, with the aim of integrating an OUTLET concept on the upper floor.
HUMA SHOPPINGWELT, with an annual footfall of 5.6 million, has offered its customers a wide variety of retailers and a modern shopping experience for more than 40 years. Since the centre reopened in Autumn 2017, it has offered space for circa 130 rental units on an area of 50,000 sq m.
HUMA OUTLET will stand out visually and conceptually from the other parts of HUMA SHOPPINGWELT. It will occupy a single floor and incorporate high-quality shop fronts in an industrial style. By the time BOHNZIRLEWAGEN joined the project, the architects Chapman Taylor had developed initial ideas for a façade concept for the HUMA OUTLET as part of its preliminary design. This concept was further developed by Schwitzke und Partner during the design process.
BOHNZIRLEWAGEN provided technical owner / client representation and project management services focused on cost control and schedule management, alongside organisational support. By the time BOHNZIRLEWAGEN joined the project, the (façade) concept phase had been completed and marketing / letting the OUTLET retail units had commenced. At the beginning of the project in Spring 2023, BOHNZIRLEWAGEN set up the planner tendering process in consultation with the client and appointed suitable, specialist planners to oversee the planning and supervision of the OUTLET project. BOHNZIRLEWAGEN accompanied the construction project through all subsequent project phases until Construction Phase 1 successfully opened in November 2024.
BOHNZIRLEWAGEN will also accompany the construction and completion of Construction Phase 2 as the technical representative of the owner / client. Construction Phase 2 is scheduled to open in 2025.
The revitalisation of the Munich and Upper Bavarian Chamber of Industry and Commerce (IHK) headquarters building was an extensive and highly complex refurbishment project. The building dates from the early 20th Century and was beset by significant structural defects and potential stability problems arising from the existing structure, with many monument-listed elements.
The project partners that were initially instructed were unable to meet the IHK’s high expectations and, as a result, there were significant delays and cost increases even before work commenced. It was impossible to rule out a total failure of the project.
Given the situation, the former IHK president, Dr. Sasse, appointed BOHNZIRLEWAGEN to join the project in a technical control role and later extended this to include project management and owner / client representation. This required regaining control over the considerable construction problems and taking the project out of public focus through reorganisation.
Initially, Thomas Bohn himself was appointed to undertake an internal review to monitor the project participants and to inform the IHK decision-makers of any critical developments at an early stage. After the regular project analyses revealed increasingly more deficits and thus significant project risks, the IHK decided to entrust BOHNZIRLEWAGEN with the overall project management and owner / client representation.
The first task was the reorganisation of the project. The replacement of a number of project participants with better-performing partners was essential and BOHNZIRLEWAGEN was able to bring about a largely amicable and uncontested but short-term departure of certain parties and the instruction of a new cohort. During this phase, BOHNZIRLEWAGEN took over other operational project management tasks including the overall co-ordination, quality assurance and superordinate schedule, cost and contract management.
Thanks to the reorganisation of the project and committed project management by BOHNZIRLEWAGEN, this highly complex real estate project was brought back on track in terms of delivery, schedule and cost control, and ultimately to a successful conclusion, attracting much public acclaim.
Dr Manfred GößlThe historic headquarters building in Munich dates from the early 20th Century and was beset by significant structural defects and potential stability problems arising from the existing structure, with many monument-listed elements. With the competent and unwavering support of BOHNZIRLEWAGEN, it was possible to regain control of the massive structural engineering problems and to appoint stronger partners for the important tasks of project delivery planning, awarding of contracts and construction management. We would like to thank the entire BOHNZIRLEWAGEN team in Munich for their outstanding consultancy services.
Ecologically sensible planning, construction and operation: an inspiring workspace that is aligned with the path of the sun like a parabolic mirror and has a green heart.
The six-storey SUN building offers flexible, individually configurable workspaces with spacious outdoor areas, balconies and terraces on approx. 27,500 m² of rental space. The building complex, constructed using a timber hybrid construction method, reduces emissions right from the construction phase, while reversible air-heat pumps ensure resource-saving heating and cooling and thus a very good CO2 balance during operation. All façade surfaces and parapets directly facing the sun are equipped with photovoltaic modules and produce around 80% of the general electricity (heating, cooling, lighting, etc.). The new SUN office building in Munich's Berg am Laim district embodies a workplace of today with a view to tomorrow.
