„Steindamm 94“ - revitalisation and repositioning in the Hamburg office market

QUEST Development GmbH has set itself the task of revitalising the eye-catching SATELLITE NINE 4 building at Steindamm 94.

Built in 1970/71, the building’s geometric grid lines are reminiscent of the first transistor radios of the 1960s and 70s which opened up communication channels across the world. With its fourteen storeys, SATELLITE NINE 4 is one of the tallest and most striking buildings to the south of the central railway station. Now, SATELLITE NINE 4 is ready for a new age. The current building, a valuable piece of architectural culture, has been preserved in the interests of sustainability and continues to enrich Hamburg's cityscape with its timeless modernity. 

BOHNZIRLEWAGEN supported the comprehensive revitalisation of the office building with targeted project management and clear organisational structures. The aim of the project was to reposition the building with circa 27,400 sq m usable space in the Hamburg office market following an extensive refurbishment and to make it attractive for future tenants. Elements of this revitalisation included the renovation of the façade, a complete interior fit-out of the office floors and a modernisation of the building services and engineering.

Working closely with its client from the start of the extended design phases, BOHNZIRLEWAGEN structured the entire tendering and award process, and represented its client’s interests in all technical matters relating to the project during the revitalisation process. Thanks to the meticulous project structure and methodological approach, tailored procurement strategies and requirements-based consulting, the project will be completed on schedule in early 2025. BOHNZIRLEWAGEN offered efficiency, transparency and a solution-orientated collaboration geared towards the project requirements and its client’s objectives.

„Oval Office“ – technical due diligence for the Gold Tree acquisition

BOHNZIRLEWAGEN was commissioned by Gold Tree to carry out a comprehensive technical due diligence of the OVAL OFFICE building at Überseering 10 in Hamburg's City Nord district.

Originally constructed in 2003, the building with circa 25,000 sq m lettable space over seven above-ground floors is almost fully let.

In a difficult market climate, we collaborated with all project participants to identify potential risks and opportunities, always focusing on an objective-led transaction process. The services BOHNZIRLEWAGEN provided extended far beyond a classic due diligence exercise and the purchaser was fully supported from a structural engineering perspective throughout the process.

For several years, BOHNZIRLEWAGEN has been supporting the owner of the historic Helmut-Schmidt-Haus with various technical issues and tasks relating to building operation, maintenance and the implementation of various letting concepts. With a rental area of 19,400 m² and a diverse mix of users, the Helmut-Schmidt-Haus at Speerort 1 in Hamburg is a special building in the heart of the Hanseatic city.

Located in the immediate vicinity of Hamburg's Domplatz, it combines Hamburg's history with modern forms of use and is home to Zeit Verlag, among others.
